Alright, I am at a loss as to whether everyone wants the copy of our basic list of specifications for a commercial building or the form from businessforms. At any rate, I'll try and post it here asap,

Hi Bill - I was specifically looking for a some type of check list or form to perform a commercial estimate. I would like to look at really anything related as well, if it will help me put this together.
I am working on a large venue that includes arranging a quote that will cover: painting, ceiling tile repair/replacement, repairing caulking around ticket windows, basic floor care - buff/wax and tile care, blind installation, small construction of a partition in a sky box, audio/visual installation for presentations ..large screen and projector for multiple uses (power point, etc...), shades/blind installation, windows - in/out and general overall cleaning of the inside of the facilities.
I am working on arranging all the different crews (subs) to bid on it and then finalize the quote in a neat/orderly way on a form or estimate sheet.
If you can think of anything else that would help ..I would greatly appreciate it.

Kathleen, I sent you a personal message but this is an addition. You may want to let us know what kind of tile you have to deal with and get some input into the cost of maintaining it. As well, I know that Kevin uses sub contractors so it would be advisable to give him a call and get his expertise on how to deal with that end of the business. Myself, I generally have the sub quote his portion of the job for me and add a percentage. Call me or PM me for any more help.

Kathleen, All you want to do is get the subs out to bid on the job, all the jobs. In specific. Then wrap all there proposals into one proposal, marking up the entire job to collect a FEE. Your moving into the area of contractor though with some of the requested services. You will need a contractors license, unless your state requires none. You can also have the customer award you the position of there liason or property manager. In that case no license is needed. You will write up your fee to collect a percentage of the overall contract value.
Remember if you are going to be performing both work for the customer and the contractors, you are walking a thin line, between what is legally a contractor and property manager or Liason all payments coming from jobs should go directly to subs to avoid the contractor status. In turn you can broker your own deals on the side prior or after.
In either fashion it is extremely exciting, not to many checklist for this type of work. You can use a standard contract, including all specifications of each job.

Thanks Guys, I really needed your support. And yes it is exciting. This venue is a racing short track in which the flow of weekly race fans and other special event is high.....rib cook off/ car shows, and concerts. It seems I am on the right track so far. Waiting to get back in there to get a few more specs for the audio/ visual folks. Other than that it will be a waiting game to see if he take the bid. He is very aware and expects that I charge him for all the consultations, if or if not he accepts the bid. However he is not having anyone else bid on it. He stated that he just wants it done at a fair price. He understand that I have never done this type of work before so he is willing to have patience. I guess for some reason ..it appears that he likes me. However, I am not taking it for granted the fact that he is 'says" he is not bidding it out to others. Also, This guy mentioned that he would like a monthly clean as well during the 2007 season - May - Nov, for general cleaning/floor care and windows. And then in 2008 he wants it cleaned weekly. He has a small crew for the weekly cleaning, but explained to me that he is not happy with their overall performance. He would change the crew but the owner's son heads this up so he treads lightly. So, after the first quote I will submit a quote for the monthly cleaning. The state of PA does not require a Contractors license. Type of flooring is Carpet, Terrazzo (sp) and I am not sure the exact other type ..I looks just like the pic Dan had posted here => usacleaning.proboards30.com/index.cgi?board=floorcare&action=display&thread=1165446878Any other ideas are welcome, Thanks - Kathleen
