This brings a question to mind. Actually, could use some advice on how I bid my last one. I bid my last one at .15 cents sq.ft. plus the cost of payroll for 3 - 8 Hour days 6 people. It was for a final clean.
.15 x 8000=$1200.00 6 ppl 8 hours x 3 days = 144 hours 144 hours x $10.00 = $1440.00 7% sales tax Total $2825.00 and I came down to $2600.00
What mistakes did I make? This was just for a final clean. No strip/finish. Included windows, probably around 20 windows.
Thanks, Linda

Linda: Did you get the job? If you did , smile. Here , generally if you quote a sq. ft. price it includes the cost of payroll. Therefore , in your scenario the 1200.00 would be what you quoted for the job. Labour expense is not quoted separate. Maybe it is different in your area, but if I quote say .20 per sq, ft, that is what I get to charge.

Yes I did Bill ;D but I didnt go into detail on how I was pricing. He called me and ask me to give him a price over the phone and he accepted it right then. I told him $2500.00 plus sales tax. When I did my proposal I didnt go into detail about how I came up with my price either. The sq.ft. was what I wanted to make myself and then what I wanted to make extra for payroll. Funny though, I was the highest bid I have to say he was a very nice guy too. I hope they call me again Linda PS I gave this price as a flat fee, he liked that also. He just didnt know how I came up with that price.

First of all, congratulations on the job, Linda! It's no surprise to me why you were hired. It was probably the combination of your professionalism and charm. But here's a question: How do we arrive at the cost per square foot figure? Do we take the employees cost, add in some profit and divide by the square foot? Just curious...

Well I already have a set price on sq. ft... Rough clean - .20 cents sq.ft. Final clean - .15 cents sq.ft. Touch up - .10 cents sq.ft. He wanted a final clean and the building was 8000 sq.ft. so I took the 8000 x .15 that gave me my sq.ft. price. He also told me it would take around 3 days to clean with 6 people so I hopped online to IJCSA and asked for some advice on how long it would take and everyone agreed with him so that is how I got my employee cost. 6 people x 8 hours a day = 48 hours then 48 hours a day x 3 days = 144 hours. 144 hours x $10.00 an hour = $1440.00 It turned out to be a little cheaper than that though for me, because 2 people didnt show up and one person actually lasted one day and another person lasted I think 2 days so 3 of us worked our butts off for 2 days for around 13-15 hours those 2 days Hope this helps, Linda

I thought that the .15 cents a sq ft was for everything, when i bid a construction final clean i bid around .18-.25 cents sq ft and thats for everything. The jobs i have bid have been between 85,000sq ft -12,000sq ft, can you charge more for the smaller jobs. looks like you got a little over .31 cents sq ft on this job to me thats very good even if you had to strip and wax some floors. How did you like doing construction cleaning vs house cleaning?
Thanks Cindy

Had I only charged a .15 cents a sq.ft. I would have come out in the hole on this job. $1200.00 would not have covered the cost of my help. At $8.00 an hour I would have been in the hole. I like doing the construction cleaning, but I found it to pan out better if I went in later in the day rather than early in the morning. I was able to get alot more done once the construction crew was out of there. There were still a few others there like the electricians, but they were not in my way or vice versa. I also like doing residential, but I think I prefer commercial and construction more. It is harder for me to find good help in the residential area. Help that I can depend on Linda

If you are talking 40,000 (40k) to sweep and mop I would say that depending on the traffic, I would charge around .02 to .025 cents per sq. ft. I would use two people a sweeper and a moper at about $7.00 an hour, per. Again depending on the flow of traffic and obstacles you may be looking at this kind of footage should be done in an 8 hour day. 16 man hrs. x $7.00 = $112 x 5 days = $560 weekly labor. .02 x 40,000 = $800 .025 x 40,000 = $1000 Would this work for you?? In the New Jersey area the General Contractors generally allow .25 cents per square foot for complete finial/construction clean up.
