Hi my anme is Manuel from M. Flores Cleaning Services what janitorial usually charge is .035 cent per sq. ft. for strip and wax and buff but my minumum is $ 150.00 and scrub and wax minimum is $ 125.00
I have been in stripping and waxing vct tile for 21 years. We charge between .20 to .50 a foot with a minimum of $200.00. Things that effect pricing are as follows. Is it new tile-(very easy to strip) ; is it a small footage or large; is there urethane on floor or several coats of wax possibly making this a very hard job; is it during day or late at night; do you have to move anything;is it in small rooms with carpet in the hall that has to be covered and protected ; do you get paid as soon as job is done;are you going to get a monthly service agreement with this job; and a few more. So its hard to really have a set price for stripping and waxing. If I get a service contract I might take 20 or even 30% off strip price because the best and long term profit is in the maintenance programs. I don't ever come down on my price to be competitive with a company that is charging lower. I have seen so many start up and usually are out of business with in six months because they can't make it with all the overhead cost . Most of our small stores take 30 to 60 minutes to do . We charge an average of $1.00 a minute for those maintenance contracts. Alot better than we make stripping.

Logan Those are some really good points you made. And your right about never coming down on your price to be competitive. I use to let clients talk me down on my prices, but not any longer. I know what our services are worth and I stick to my prices. Patti

I totaly agree with logan. but for my regular accounts that have the daily janitorial cleaning. I give a discount instead of .30 I charge .20 because it makes it easer for me, if they stay with the program, and keep the floor in good shape..

Nice point Logan. Our Company also has a program. Our charge rate also varies and depends on job situations.Mostly we charge 0.25-0.35 tops and minimum of 189.00. If they join a Maintenance Contract they get good rates. This because of easy maintenance that we already started.

Well we just signed contracts 3 days ago to strip/seal/finish a grocery store 4500 SF. we bid it at .031 without an every other week buffing or .029 with an every other week buffing. The went with the .029 every other wekk buffing program. They also have another store we will be doing 1000 SF just down the street from that one , and they are building another store in the same town. Downside is some of the tiles are 10 years old and some are 20 years old, they also moved the store around a bit so theres the normal areas that will need extra attention. And it seems the only equipment this floor has seen in the last 5 months is a broom and mop. The upside is in the end if we can do a decent job on the floor we will have 3 stores on a regular buffing program.
That sounds like a fair price? Have you ever done a job that large before. I think one of the key points when doing a new construction is to wash the floor first, then take off the factory finish, (stripping) sealing and waxing. It always goes faster getting rid of then DUST and grime first, it will actually save you time in the long run.

Sorry for the delay , they pushed us back a week. The 4500 sf floor was a mess(small grocery/booze store) (will be posting pics before and after soon) we stripped / neutralized / rinsed / and used a sealer/Finish combo and applied 2 coats of it with applicators. the floor came out ok , several areas where they moved the racks and shelves had and still have the deep embedded stains that we could not get out. but all in all the owners seem happy and gave us there 2 other stores so this floor is much better then what it was but to be honest i wish those stains could have been removed , you will see them in the pics which i will have up here in a few days.
