I was asked to give an estimate on 3 low income apts. Can someone help me with a price please?
2 Bedrooms 1 Bath Living Room Kitchen
Details....
Walls dusted to be painted/Trim washed Windows inside/outside, 6 that fold in Cabinets inside/outside Stove Refridgerator Shampoo carpet (bedrooms carpeted only)
My starting price for move in move out is $150.00 The apts. are completely empty. Another cleaning company wants to sub it out to me so all they have to do is paint. Would this be too high a price per apt??

Linda I don't think your price is too high at all. I would charge more if it were me with all the cleaning they want done. Patti

Patti, whatever would I do without you Thank you so much. That is what I thought also, but was not sure since there is nothing there. Was told they were just looking to see the going rate anyway. Dont know why they dont just ask Guess we will see huh. Thanks again, Linda

I wouldn't do it for any less than $150. My experience with apt move-out cleaning is that they usually already have a set price they wanna pay per apt. ,and believe me, its not much. usually, 1bd-$65-75 2bd $75-85 3bd $85-95 I gave a bid on cleaning 12 apt. move-outs in a low income apt. complex. I bid each at $150-175. They called me and said they had a budget of $80 each and they found another cleaner to do it. I said they could have them for $80 each. No way! With you subing the work from someone else, you might be able to get $150. I wouldn't budge on the price at all either. You'll earn every penny of it. I try to stear away from apt. complex's. When i drive by them i go real fast so they don't see my signs on the side of my truck.lol

Hi I'm in California and I do about 30-40 apartment turns a month and charge $100 for 1/1 light clean and up to $265 for heavy cleans per apartment depending upon size. So it may very well vary depending upon the state you are in but I'd charge no less than what you are stating. Hope I was of some help. Angela

She stated that it was a low income apt. complex. Most are on a budget and only have so much to spend on cleaning, painting,repairs,etc... They don't charge a deposit like other apt. complex's because their low income. So they have a LOW set price they are willing to pay. Not saying they won't pay that much for it to be cleaned but i have ran into several that had set amounts to spend on cleaning.
Thats just my experience.

I haven't heard back from him so I don't know. I am not going to come down on my price though. I think it is more than a fair price myself. Linda

Three of the apartment complexes we clean for are low income, subsidized by the state. No one has ever mentioned a budget. Maybe because it's state subsizdized. I don't know. But there's never been a distincition made between low income or standard apartment complexes either. But I'm in CA and it seems anything can go here. -Angela

If you are only charging $55 to clean you probably will get flooded w/callls! I personally don't work for low pay if I can do a job somewhere else for more.Why should I have to lower myself & work harder to make less money? I will lower my price & do less not lower price for a full service break your back clean!
Be careful as to what you will clean & do for that low amount! It may get you jobs but if you want to stay in business you have to charge a fair price to cover your expenses unless you're willing to always work for less!

I know this is old but.... oi! I have been so down lately I have been bidding request after request for commercial janitorial and they all have told me it was too much.... but I am not coming down I know my prices are right, there is a lot of "temp cleaners" you know bid $5 an hour and then 3 months later, quit or raise to normal I did however on the advice of a recent forum reply, made a list of quite a few property management companies and dropped off fliers 2 days ago (for the sake of gas, I made a loop and only visited 10)... I got a call from one the next day and hopefully they want to do an apartment, I bid $120 for about the same set up... yeah I know... but I had a marketing idea, you know limited time try us out for a discount kind of thing. This company does a lot of turn-overs, with low income, evictions and what not. They needed someone to do an emergency turnover by friday, for the new person to move in this weekend. I think I will do a postcard follow up on these 10 companies every 2 weeks and then start a new wave of flier distribution. what do you think Here's hoping they will say oh my gosh, how did we ever live without you, will you do all of our cleaning....

So I went out to 10 of the property management companies here and gave them flyers and bus cards... I heard from one so far and pretty immediate, here is how it went: She called and said I will try you out. We went out and it was a teeny tiny 2 bedroom apartment the whole complex was trashed and awful looking, it was hard to clean the windows because the glass was coming out of the frames, the carpets were black... no exaggeration , the stove had this stuck on crud, the grates wouldn't even come clean ( I recommend replacement in the report), and the bathtub... well it took me 1.5 hours to clean.... scraping the crud on it, they left a bath mat in it it was covered with mold... under it an inch thick of a gel like mold.... I took pictures and will be posting them on the web site soon. oh my gosh. when I was done there was a black stain like thing on the tub, I couldn't get off. It was like they soaked a body in their or something. I pretty much figured that she was going to freak about the grates and the stain, but I put it in my report when I submitted the bill. When I came by to pick up the check she said she hadn't seen it yet but read the report she handed me keys to 2 others in that complex for an estimate, and says she has a bunch more for me to do! They had probably 5 pounds of glass all over the place, a giant desk, poop on the wall, man... Now I am thinking that the other we could clean with standard price but seriously... there is poop on the wall... who does that! Any advice or comments would be appreciated.

I specialize in move in/move outs and have experienced recently that I'm being lowballed like crazy by Mom and Pops or sole propietors. The worst one I got was today for $35 per unit. ARE YOU KIDDING ME? I explained to the PM that whomever is doing the job for that price is not maintaining insurance/workcomp. And they are working for minimum wage. They also aren't buying commercial cleaning supplies (dollar store cleaning supplies at best). This is crazy!
I've been doing this for over eleven years and never seen the prices this low. Humor me and share how much you guys are charging for apartment cleaning? I bet I don't get anything in the $35-$60 dollar range. It's nuts!
