My previously just residential company has started landing commercial accounts...the only area I have no clue about is floor maintenance. I have 5 office supply locations each of 11,000 square feet that I need to mop and buff twice a month. What exactly is the process? They are VCT. We understand that we'll need to purchase the proper equipment, but uncertain the minimum we'll need? www.cleanfreak.com/Qstore/p001673.htmThis is the burnisher I'm considering--and we are a green company--and need to have a machine with on-board dust collection. Any help is greatly appreciated!

looks to be the right fit if you buy it try using all natural hogs hair pads they seem to last longer on smaller jobs and would fit in your green purchasing program.

Looks like a nice machine . you will have to sweep and mop with neutral cleaner added to your mop water. Keep changing the water as it gets clean. Use cold water to mop with. Carry a scrapper with you for glue, stickers, gum and some black marks. Most black marks will come up with your toes forcing down on a few strands of the mop head and rubbing back and forth. After area of the floor is dry , run your buffer over it. After all buffing is done , dust mop the floor and your done. Using electric will take a longer time on the buffing than a propane but I understand using the electric with dust control in your situation. I can do a 11,000 foot grocery store with propane buffer in 2 hrs and 15 minutes. Not sure how long it would take with electric. You will also need a very heavy duty 10/3 or 12/3 extention cord. Never use a 14/3 or 16/3 guage extention cord on your buffer.

things that determine how long a pad will last the shape the floor tiles are in, if uneven, rpm of the machine and dirt left on floor to the type of finish or buffing spray you use the machine you are buying is a high speed 20 buffer so you should not need a buffing spray.its trial and error but a pad can be used until it is to thin to arch enough around the pad holder the pad holder should indent the pad so it does not hit the floor if you stay away from runners, furniture legs,mop boards the edges of the pad will last longer
