A little background. - We have been cleaning a biomed wing of a hospital for over a year. The wing provides hemodialysis for patients so there is always blood being cleaned up.
They are removing the old flooring and replacing it with VCT. We will be following behind the installers section per section as they redo the whole wing performing a light strip, seal and polish. They have asked for a strip, floor sealant and high shine gloss six to eight coats, no less than six” because she “wants it to shine like glass”. IN addition, we've been contracted to provide a quarterly scrub and re-coating of the floors. - not stripping, a scrub and recoat.
So I've begun to research this VCT flooring and the best products to use and so forth. And I've come to understand that with almost every polish or finish a neutral floor cleaner is recommended in order to help maintain the finish and not eat it away. They recommend against using any disinfectant or sanitizing solution as it will eat at the finish and can turn the VCT yellow. Ok...I'm okay with that and understand it.
However... this flooring is in a hospital and they require us to us quaternary cleaner throughout the section - including the floor. The cleaner must be an effective germicidal, effective against the Hepatitis B Virus (HBV), HIV-1 (AIDS virus), MDRSA, VRE. And it must meet OSHA specifications for compliance with the Bloodborne Pathogen Standard for decontamination
So the dilemma is..if I use a cleaner the Biomed facility requires, the floor will not be able to be maintained how it should be. I’ve approached these concerns with the client and they are set on their plans and she said that they would possibly strip and refinish once a year.
Well, I’m not really concerned with stripping and finishing the floors every quarter. Heck, I’m tickled pink we get to scrub and recoat the thing every quarter. My concern is using the wrong product on the floor so that it looks bad all the time. She’s wanting the thing to look like glass all of the time!
The woman I’m working with said she felt confident I’d come up with some solution as she’d been told by the flooring installers that monthly and quarterly strip and finishing is a money making gimmick by cleaning companies and that floors sealed and finished properly have no need to be stripped yearly.
Any suggestions? Is there a product we can use that will both save the flooring yet will also meet the requirements of the biomed facility?
