I'm looking to partner with a local realtor. He wants carpet cleaning pricing for commercial, residential, new construction and apartment complexes. If the price is right, he'll use my services as an incentive to get people to buy homes. An added extra. Do I give him pricing per sq. ft? per room? Need help. Want this to be as simple as possible for him. Could potentially lead to alot of carpet cleaning. Thanks

I have found that Realtor and people in these type professions will try to make you think there is a lot of work that they may give you. A lot of these people will tell you things like," I will give you a lot of work" , just to get you all excited and give them a low price. So keep that in mind. Are you a professional carpet cleaner? Do you know how to remove different types of stains? Do you know the Ph scale and how to neutralize carpets after cleaning? IF you are pricing this as a professional carpet cleaner , keep in mind that most move outs are really bad. At least the ones I have done are. The fact that the house may be empty is no reason to lower your price unless it is new. Look at each job first. Know when it is cleanable or needs replaced. You cannot guarantee that a spot will come up when most of the Realtors have no idea what the spot/stain was caused from. On new construction you may run into paint spots on the carpet. Do they want all the little spots out of the carpet? If so you will have to charge extra. Remember also that some of these places may not have water or electric on. Pricing will vary if indeed this Realtor gives you more work. You need to make a profit. Remember that the Realtor is making money and he should understand that you are in the business of making money also. We on average price carpet at . 28 a sq foot at this moment. We charge extra for certain spots/stains. We charge for furniture manipulation if there is a lot to move. We charge for protector . Usually around .12 a foot. We charge for vacuuming if the carpet is very bad. We charge for trash pic up if there is alot of debris on carpet. We never give a price per room or a set price . How can you when there are so many variables.
