Can you guys give me some tips on how to get started in commercial cleaning? I like doing offices much better than doing houses, but have not had much luck finding jobs. How do you find your jobs? Who do you talk to when you go in a business? How do you write our estimates? I know you go by sq foot, but do you also charge for other stuff (bathrooms, coolers ect..)?

I also like doing office buildings it's nice your there on your own no one there to tell you what to do or boss you around. Me my self try to figure out sq. My thing is I send my husband in the building have him get a idea by walking around and then he tells me and I give them a bid one day that is goig to have to stop how am going to learn. This is what he keeps telling me that you will one day walk in and just know. If you want to take musure ments with out looking like you are doing some thing walk around the are that you want the count if you count up to 7 then time's that by 2 and you have 14 feet then you fighure out the rest of the area sy the room was 14x14 then you would have196 sq so then you would charge sq are's would be .16sq so then you price for that room wold be 31.36 just make it 32.00 or some time's you would just make it $35.00

How do you find your jobs?
1. Refferals from your Clients or word of Mouth. 2. Sales and Marketing 3. Flyers 4. Web Presence- Small Businesses and Corporate Management in Charge of of Custodial will go online look for 3 or more Companies to get estimates. Having a Website is not just having a website. Make sure your Web presence will be there on specified keywords so that when they Type a certain Keyword your site will be on top of the List or on the First Page. These People dont have time to Scroll up to the third Page. Example: Go to MSN : Type this : Maryland water Damage Restoration Maryland Cleaners Maryland water damage Service
If you have time you can type also all town and cities and counties in Maryland Annapolis Maryland Carpet Cleaners/Water Damage service Severna Park Maryland Carpet Cleaners/ Water Damage Restoration Etc. 5. Flexibility on Bidding Jobs- We do by Square Ft., By Rooms ,By Area or by Estimate that I think that will be Profitable but Reasonable to Our Clients. 6.Advertisement 7.Local Chamber of Commerce 8.Smart Marketing- Ok I lost money on this or just made even. So what. What did I gain? Accomplishment. Trust .Refferal. Good Record. In due Time you might have meeting and say we are increasing our price a little bit. As my Buddy Joel Daniel always say Nobody gets anything for Nothing. You already are in and most Commercial do not want to change Contractors becauseof Trust and you already know INs and Outs not unless you you dont do the job well. These all come in Due Time

Managers Presidents or whoever is in Charge of their Office Maintenance.Best Way is to Ask.

Nicely Said~ It is also good to tell your family and friends your intentions of doing commercial, maybe there office needs cleaning, or they know of a place.

thank you, It is all great advice. I will try that and let you know. I know that my family knows but I don't think they realize how much help they could really be and I did not think of that.

You might want to make up some fliers that describes all the areas you take care of. Put some color on them and if you don't have a logo think of one that they can identify with later.We have had people call 2-4 years later. Suggest they file the flier if they don't need anybody now. Don't cut down the guy thats doing the job now. You just make it look like they don't make good decisions.Get those little accounts. Our biggest account started out as a once a week tiny account. We charged them 35.00 a cleaning and put alot of elbow grease into getting it cleaned up. Three months later they were bought out by a huge company and they needed a cleaning company. Now we take care of all of their other buildings, and they are growing in leaps and bounds!! Linda
