I have just started out at post construction cleaning. Frankly, the couple of houses I cleaned did not require me to have anything. Very small time. Can anyone recommend an insurance company with rates for someone who's just starting? So far, my lowest rate in Houston has been $1,100.00 for $500 thousand. That was with Nationwide. What are the risks of not having insurance in the beginning stages? Thanks, Bonita

I would also like to know the ramifications of not being insured in the beginning stages as long as you are not employing anyone, and not doing occupied houses.

Call Hartford there the best price I have found, or your local agent that deals through Hartford. Ramifications... how about bankruptcy and financial ruin. How about a lien placed on your home, and everything but a neccesity removed from your life. Insurance and bonding in my opinion is a must have. Why take the risk? If you cant afford to pay your entire yearly premium there are many companies.. even hartford that will bill you monthly.

I called our insurance agent Commerce Insurance (our agent for auto and homeowners) and asked for a quote on business insurance - sole proprietor without employees and they happen to be working with Hartford.... while waiting for their quote, I called another insurance agency, AllState.... AllState gave me a quote first and then Commerce Insurance second -- both will cover me for $1 Million General Liability.... Commerce Insurance/Hartford quoted $1200/year and you know what's AllState's quote: $681/year!!!........ Am going to AllState's office on Monday to sign papers and we may even transfer our auto and homeowner's insurance to them.

Gideon, I'm in St. Louis, MO -- Hartford quoted me $526/yr for $1 million General Liability. My State Farm agent, who's agency I've done business with for 20 years, and who my parents did business with -- has sadly fallen flat on their face. They've not come back with a quote at all, and I called them twice about it. They did make funny noises (the office staff) about the agent having to provide a push to get State Farm to insure me, being as I am new. Also, I had to educate them about the bond. Hartford had no problem with it, and came back fast for both insurance and bond, so I've decided on Hartford. As they say "You snooze, you lose." (Man, I'd sure like to meet "they." "They" are the smartest, most on the ball people, every time, all the time! So they say! John

Hello, jdinstl... well, obviously it's not all the same in all states... am from New Jersey.... honestly, I was surprised that Hartford gave me such a huge amount of quote being that it was recommended here....
Lesson learned: shop around for insurance rates!!!

There is a much more cheaper Insurance. I am in this Insurance I used to be at Hartford but the Premium was High. My Insurance a year ago dont want our Company to Continue of the High liability Risk our Company is doing which is Mold. Then our Agent found this Insurance very acommodating especially for Start Up Business. Not Expensive too. Visit their Website Ohio Casualty Group.
Everyone on Business should Cover themselves with Insurance. I dont Understand How can you Guys get Contracts without even Liability Insurance. It only takes one Lawsuit everything you've build is bye-bye. Remeber that.

It must certainly vary from place to place. Here in Berkeley, Ca I've found most insurace agency's won't even insure housecleaners. The cheapest I could find without crazy broker fees is almost $1200 thru Hartford. I found one quote (Mt. Vernon Insurance) for $875, but then found out I would pay an additional $350 in brokers fees each year.

To answer your question about not having insurance...
Close your eyes and what you see is what you'll have after you get sued.
In Louisiana before the storm we paid about 6,000.00 per year for liability, bond and workmans comp. I've been told to brace myself for my NEW premium in March 06.

I have been told by an agent that liability insurance does not cover what you are working on. If I am cleaning a carpet and knock over a vase , it is covered. If I mess up carpet it is not covered. If I am stripping a floor and Knock something off a shelf it is covered. If I mess up a tile, it is not covered. Is this a fact that holds true to everyone? I know of incident where they did replace a carpet for one of my competitors. Is it just up to each insurance to be flexible or not? Questions everyone needs to know answers too.

Wray, Heard on the news increase between 35-40% ... OUCH , I think its ridiculous. People in your area have been through enough, the last thing they need is an extra bill or increased fee.

Oh man...Wray I hope you're not going to be seeing whopper increases. Gee, what a way to kickstart New Orleans...by bankrupting businesses that are trying to get back on their feet -- notwithstanding a concern that has been and will be on the front-line in making the city livable again.
