how would I go about getting turnover accounts? whats works best for you?

the best way i have found to get apartment turn overs is talking to apartment complex property managers. find out who is doing the property managing (it may be an individual owner) and ask to set up an evaluation of their property. OR: *fax property management companies w/ company info & rate sheet *drop by in person w/ handout material *send mailings *ALWAYS FOLLOW UP! roman cleaning: what king of services do you offer? It would be beneficial for you to be able to offer carpet cleaning, window cleaning and floor maintenance programs. it may help get you more jobs and it will certainly make you more loot. if you don't provide the service yourself, do you sub at all?

scared of subbing but i do have a floor & carpet care guy in the event. im a little unsure of the process. i guess i just find out what he charges per sq ft, and do a mark up? Also, with what are your rates for apts. i heard .09 per sq ft, someone else said no less than $150, then I heard 1bd=75,2bd=85, 3bd=95. kinda confusingj. do u have a checlist i could look at

Being scared in the beginning is a good thing. It will keep you on your toes and help prevent you from making costly mistakes. None of us, got in the cleaning business to NOT Make Money. You may have to try different structures and find out what works for you , that makes you a profit. You said you had a carpet guy. Is he good at his job? Is he reliable? Does he have good ethics and is he trustful to be in your accounts? I know if a residential cleaning company approached me to sub all their carpet cleaning needs, I would give them a discount so they would not have to pass on a mark up. It could be bad if you had them to clean a carpet at one of your clients and then the client called their company because they thought you were to high and the carpet company gave them a lower price. It is very important to get to know the carpet guys abilities. It would be better not to sub at all then to have someone go in and do an awful job. Your customer has put their faith in you and this could reflect on your company . Keep on being scared. I believe that is a good thing for everybody. It shows you are truly a person who cares about your work as well as taking pride in doing the best possible thing. As a foot note: I don't see how anyone can have a set price for cleaning jobs. Every job is unique and requires different things. A new house vs. old dirty house. A new carpet vs a 10 yr old carpet. A window with sheet rock mud and paint all over it vs. one with just dust on it. A floor with 10 coats of finish vs. one with a single coat of cheap finish. A resident with 2 pets, 1 mile away vs. one 15 miles away with no pets . You get the gist. A lot to learn. The best way will be by experience and finding out what works for you.

would it be better to just charge the carpet company a % of they charge the client? kinda like a finders fee? that way i don't have to worry about mark ups?

That sounds good to me but others may have different opinion. One company I use in case I can't get to a job or broke down or other reasons , gives me 15% of his total invoice.No Mark Ups. Make sure they are charging regular price. I would say 10% is good also. If you have a $200.00 job for sub , that would be $20.00 for you. Doesn't sound like much but it does add up and $20.00 is a lot more the $0 . On the other hand though you might have a $1,000.00 job and $200.00 sounds really good. This may also allow you time to build up your company and later maybe adding on carpet cleaning.

if you are the contractor....ALWAY CALL THE SHOTS! you tell the sub what they are getting paid. they accept or they do NOT. get more than one sub. there are plenty of hungry people out there. how many members are in IJCSA?

we give subs at least 20% STANDARD. (on all services) even if you don't make a lot of money on the account it is still another client in your portfolio. don't forget to use a sub agreement.

Could you please share a copy of your sub agreement. I didn't know that one was necessary. I guess when you sub out some of the work, it is necessary.
