This client appears to need to be educated on floor maintenance. This is away to much waxing. It will cost them alot more doing it the way they want it done and it probably is not necessary. Would have to know all the circumstances to know what type plan is needed. I know I hardly ever do a deep scrub or add finish. If a floor is maintained right the need for all this extra maintenance is not there. For the most part if the floor is kept swept and mopped , ( with clean water) and is buffed regular than it should hold up nice. Do not know all the circumstances on this particular job. If I had to bid it this way , I would bid it high and sit back and watch them waste their money. Theres a good chance that they have had previous company that did not know what they were doing and created the need for all this scrubbing and waxing. It should be reading for every week to , " sweep mop and buff." then "top scrub and apply finish after first 6 months" then strip and wax once a year. Thats my opinion based on not knowing what this business is or their traffic flow.

Hi Dan, this is a chain store it's called The Bargain Shop similar to dollar stores they sell items for less. They usually draw in a lot of customers. They usually move into small towns where Wal-Marts aren't located. I don't know if you have similar stores across the US but there across Canada.
They must have the same maintenance schedule for every store. Let's say I go with what they want, what would I quote because our dollar and yours are pretty much at par. I also need to get machines because the few machines I have I leave at the companies I have because there not on a ground floor.
So if you can help me with a ball park figure I can go from there. When I strip/wax I usually charge $0.27sq ft but none of my customers want any buffing just strip/wax as needed. I've tried to tell then other wise but around my area they seem to pinch there pennies, franchise or not. Us cleaners always seem to be at there lowest priority.
Thanks and I hope you can help with a price. They need a quote this coming week. Gary

Ok , I will give it a shot . Sweep, scrub and spot mop. approx 2 hours if nothing to move. $150 time Buffing add $60 Apply finish in addition to above. Should take approx 5 gallon to each coat. $175 a coat. Strip and Wax once a year and considering that this is with maintenance aggreement . $2000 Thats for 3 coats of finish. You will not get rich fast but thats a start.
To start up: a decent auto will run around $3000. Electric Buffer $1100. Swing machine $550.

Hey guys: I didn't check Dan's pricing on the work as I'm between jobs but the pricing on the equipment is way off for Ontario or Canada. For example electric and not even battery autoscrubber new will cost arond $5000., new swing machine of decent quality at least $1500. and new burnisher , electric around $2300. Prices a lot better for equipment in the States.

Wow Bill, I bought a 20 inch minute man automatic battery powered auto scrubber last year for $2,995, I bought a powr flite swing machine for $399 last year also. Guess we are fortunate. Wonder what it would cost to ship one there.

Thanks a lot guys you've all been a great help in giving me an idea of what to charge and what some prices are for equipment in Canada and the US. I'll check with my supplier to see what kind of machines they have in stock. This job has to pay for them or I'll have to get some good used ones at the least.
In June or July I'll be moving West to Lethbridge Alberta, Canada so I was told if I wanted to keep my business name I'd have to become Incorporated, if that's my only option I'll sell my business. I already have one employee willing to buy me out. I was offered to buy into a franchise janitorial company which operates across Canada with 20 contracts.
Well thanks again for the helpful advise, I hope I can return the favor. Take care and I'll let you know if they accept my quote.
Gary K.
