Ever think about being a janitorial consultant? If so email me. The way the job works is you go to a facility show their staff how to clean properly, and write a report to management. I would say that nobody knows janitorial better than janitorial owners. The report below landed me training jobs across the US, quarterly at each of their locations.
To the janitorial service owner who is about to retire! I would be very interested in talking with you if you are interested in supplementing your retirement.

I am happy to report both David and Michael have passed the floor care training. On each location, I include a segmented report along with suggestions for increasing productivity, appearance and lowering costs.
-The carpets of your retirement center are saturated with chemical causing dullness in appearance, matting, along with extra soiling. The next couple of cleanings should be rinse cycles only, using no chemical.
Spot carpet for stains prior to cleaning. Hallway carpet cleanings should be performed every 2 months.
Spot cleaning of carpet daily or as needed. More frequent cleanings performing a chemical cleaning / then a rinse cycle. Keep a log book reversing method on each clean.
-Hallway vacuuming (with full machine) should be limited to every 2nd or 3rd day. To promote the fibers in carpet. Battery powered mini sweepers should be used for spot cleaning daily.
-Wash and wax floor shiner should be removed from the building. A properly waxed floor can not gain any more shine from this chemical. In fact it will dull the shine of the actual floor surface with increased build-up, it is also being used on the ceramic tile along with other floor surfaces, which is leaving a haze.
-Neutral PH floor cleaner should be used on all floors which you currently have. Water settings , should be set to dispense only cold water. Hot water removes the finish and wax.
-Daily mopping in hallways by custodial staff should be canceled. Micro-fiber dry dust mops are recommended daily.
Spills should be spot mopped as needed with Neutral PH floor cleaner. Weekly mopping of hallways is the best choice. Any areas which have direct contact with outdoor elements or food service areas, along with restrooms should be mopped daily. Cutback or use custodial labor for other cleaning duties.
-Matting is very important to floor care. Mats should be placed at entrances and exits of all food service areas, along with runner mats of at least 8 ft at all entrances and exits to the outdoors. -
Mike and David expressed a lack of communication on spills. A program needs to be developed of quickly informing custodial staff of spills in food service areas, along with any where in the facility. Acid beverages such as juices and soda will dull finish when left to long. Including numerous safety issues of having moisture or spills on waxed floors.
Programs which are beneficial to floor care Spills Kill!---- Keep an eye out for spills, immediate action of the person noticing the spill to clean it up is recommended.
-Stripping floors on a time schedule is the largest waste of money for any large corporation. Areas should be stripped as needed. Only when reduced finish shine is present after several high speed burnishing techniques, but before yellowing of floors or reduced edging is present. Doing yearly strips of floors, trying to do the entire building in one certain time frame will lower morale and lessen productivity. Schedule floor wax removals as needed by visual confirmation.

-All cotton mops should be removed from the building and replaced with rayon or microfber. Mops can be washed and reused up to 100 times without breakdown of fibers that are present with cotton mops. Finish mops (rayon mops) should be saved after each use in rubbermaid air tight containers, completely coated in floor finish. They should be discarded after 7-10 uses.
-Safetywear, goggles, handwear and mask covering mouth and nose should be used when in floor care stripping situations. I had to provide the safety equipment for the stripping part of our class.
David as you previously stated has a extremely beneficial knowledge of floor care. Both David & Michael were very excited about the class and the learning process. I was very impressed with their intention of taking care of your facility in the most professional and safe manner.
On a personal note, I was extremely impressed with both David`s and Michaels recognition of the residents knowing every resident personally, along with greeting every resident by their name during our tours. The cleanliness of the building was in excellent condition. Much better than most facilities I have visited.
Enforced cleaning policies along with proper chemical pricing and usage, in accordance with planned cleaning labor situations will save your location an average $10,000-$15,000 yr.
