The following was asked by one of our members in the Canadian chapter. Can anyone help? I'll post the link below or you can reply here and I'll copy & paste to the Canadian forum. I recently stripped and waxed a floor but now it is looking dull and scratched only after a month. Do I need to buff or burnish the floor? The floor is in a foundry where it gets a lots of sand ground in daily. The finish I put on is called I-Shine and it was recommended to me and I was told it was low maintenance, how can I keep a shine. My contract with this company is to strip and wax every 3 months. ijcsacanada.proboards106.com/index.cgi?action=display&board=commercial&thread=1145893550&page=1

Buffing

Okay Stephan: First if he has lots of sand and grit being tracked onto the floor , no finish is going to stand up to that. Firstly, he needs to seriously dust mop to get rid of all the sand and gritty dirt. Then , autoscrub with a red pad or higher # carbon grit brush, (less abrasive) or damp mop and rinse. then he can burnish using an electric or propane burnisher and a good polishing pad. I like synthetic and use 3m aqua or white as well as perpetual shine burnishing spray, . He may have his own choice of restore, reactivate whatever burnishing spray but I have found perpetual shine from Z-tier products to be excellent. His maintenance plan every three months is good, but he shouldn't have to strip out all the old finish, he should be doing a deep scrub with a neutral ph detergent or a light top strip and recoat with maybe 2-3 coats of finish. He can burnish this refinish to toughen it up a bit . He should also consider some serious walk off matting, maybe a wiper ,scraper combination mat to reduce his soil load on the floor.

Buffing

Hi Cynmar. This is mrclean2u I sort of had computer problems and I'm so busy I don't always make it here. As far as this floor I do dry mop every day and wet mop with a neutral cleaner. Once or twice a week I use my auto scrubber with a red pad and the floor looks ok. Like you said this kind of daily abuse it's impossible to keep the floors shiny. I'm fairly new to doing floors so may I ask how to go about doing a lite strip? The stripper I used last time was called Crowbar and it work great. Should I re coat between strip and wax or just buff it every so often? You can email me at clean05@mts.net because I check my email often. PS I just happened to stumble on this post by fluke so I'll add a thanks to Stephan for writing you. Hope to hear from you soon. Gary.
