The link below shows before and after photos. An area of interest with Jason of Optimums before and after floor shot. Do you have on-call customers that you do floor work for, example you did a job for them and their floors were so bad, and you got the floors looking almost to new condition. We have customers who are pretty much the same though in a different fashion. They wait till the floors are so screwed up, then call and say we need a miracle, and expect the same miracle to happen again and again year after year. So we head out yearly, some of the customers even wait almost two years. Something that worked for us is. We started printing on work orders, floor service performed date: and then next floor date scheduled for: along with the price of having work done for a wash and wax, buff, full strip and wax. Then those dates are added to our online calendar reminder a week prior, we then call the customer to remind them floor work is due a week prior, the price and " lets keep those floors looking good, and not wait so long speech"
So far it has had pretty good results, I would say 30% of the customers have decided to reschedule, and that 30% needed another full strip and wax due to no maintenance. The real money is in the floor servicing. I explain to anyone having their floors stripped and finished that they need to maintain it. I go a step further and tell them if they are not going to buff it regular that they will be wasting their money. I explain that whether I do it or they do it their self it is preventive maintenance and by buffing the floors they benefit by the following..
1. The floors will have a much higher gloss on them and will look their best after three services. 2. I explain what type of cleaners they need to use and how to get up black marks. 3. I also tell them that by doing preventive maintenance it will increase the time between stripping. I have done some floors that did not require stripping for three years.
Once the are educated on floor preventive maintenance then they usually will set up a program. I offer them different prices for preventive maintenance. Example: Sweep mop and buff once a month $100 Sweep mop and buff every two weeks $75 a time Sweep mop and buff once every week $ 50 a time
It is just enough to entice them in to having it done more often and more money in our pockets. Very few will do it their selves because of manpower available; up front money for a new buffer or they just don't think they know enough.
Anyways , I would much rather be doing the preventive maintenance then the stripping and finishing which is much harder, requires lots of overhead and is down right messy.
So go out and make a floor beautiful but follow up by keeping it beautiful year round.
