How much time do you estimate it will take you? How much equipment are you furnishing? Are you furnishing supplies such as cleaners;paper products;ect... How far do you have to travel? How particular are they? Why are they in such a hurry? Did they have a previous cleaning company? How long do you have to wait to get paid? How much traffic do they have? Is there an on site dumpster? Are you furnishing liability Ins and workers comp? Can you get to all the windows without a ladder? Are you cleaning the computers and screens? How often are you cleaning windows ? How often are you stripping , buffing? Are desk simple to wipe off or do they need polishing? Do you have a storage area? How often is the cleaning to be done? What are the hours that you can do it in? Every little thing can change the amount of a bid.

I think you may have to break it down. Example : Buffing as needed. To you that may be once a month. To them that may be twice a week. I would price out some of this separate. Example: Buffing all Tile floors $75 per time requested Stripping and Waxing .40 a sq ft each time. Windows , both sides $10 a window each time. Janitorial Duties $25 per hour. I do not do computers or screens. If you disconnect a wire or damage a screen from the cleaners , you will be probably be held responsible. I always tell potential clients that we do not do them nor do we move any wires under desk. They always understand my view on that.
I don't know how many hours it will take. One way to figure that is during your walk through. Calculate every minute it will take to do each section/room. Add them up and add a little more to it. Example: Room #1 office- 15 Min's. Room #2 restroom - 20 Min's. Room #3 break room - 35 Min's . and so on. Hope that helps a little.

I was thinking a crew of 3 will take about 3 and a half hours for the first month then I will break it down to 2 people, and we should get it done in 4 and a half hours. I am just lost about a price any ideals ? its about 20 employees that works in this building. I was thinking 25$ an hour.

I won't rant on this again, look at the archives for posts with bidding. We can't help you with prices in your area, they change from area to area depending on demand, population demographics, median income etc.. You need to know the prices that you can command in YOUR area, and you do this by presenting lots of quotes, winning some, losing some and investigating why you lost the ones you lost.

I agree with Grizzly.
You also want to find out was the old company NOT getting paid and thats why they need you. I've seen this sort of things happen before.
You can never go wrong by asking as many questions as possible.
Write your questions down and politely insist on answers.
