help with bidding commercial accounts

what is the best way to bid jobs. I have been bidding lots of jobs, but I've been having trouble bidding jobs. One job I bid on was $500 over what they are paying currently. I have been cleaning for 10 yrs, but never had to come up with a price. I live in higher priced area. Can anyone give me ideas on bidding.
