I do great at walking through a potential job site and estimating the time it will take to do the job. But I am now faced with a somewhat new bid. I have been asked to help set the budget for cleaning a 27,000 sq ft office building. They need the budget soon even though only the shell of the building is complete. I know there will be two large restrooms and 6 small. There will be approximately 25 employees with desk. They will furnish all equipment and supplies. There will be several types of floor coverings. All stripping/finishing, carpet cleaning, ceramic tile cleaning will be charged separate other than the general cleaning of each of them . The building is to be cleaned 5 days a week. I am going to have to estimate without seeing the set up. Perhaps this is a good one to estimate by pricing by the sq foot. I would estimate 10 man hours a night at $22 per hour. That would come up to $220 a night times 5 nights equals 1100.00 times 52 wks equals 57,200 a yr or That would be how much a sq foot? A single cleaning would be less than .01 a sq foot if I am figuring right. About 8 tenths of a cent per sq foot. Not use to bidding or estimating in this fashion. Is my figuring correct and normal for regular janitorial cleaning?

Dan, site unseen I would say that we can clean an office building with a mix of tile & carpet at a production rate of around 4000 sq ft per hour.
Our bid would come in closer to 3K per month.

Thanks Brian. That means approximate estimate of 6.75 hours. I hope others will comment also . I would like to get a few numbers to get an overall average.
