Just wondering if this floor is in an office of a warehouse or parts store with a wooden sub floor.have seen it a couple of times our selves mostly in new construction where their is heavy traffic where they could not Waite to get on the floor and do their thing. in both cases the owners had moved in on a (green) new floor and did not seal it for months or on the other extreme they trashed the floor moving in and had some one strip and finish without the floor setting up.the only other time i have seen this was on a new prefab office trailer that had aluminum flooring that was intended for use with carpet squares and the glue and stripper caused a black staining as the aluminum oxidized.yes i know probably not much help to ya but stand firm in knowing that the client new of this before you started the job.

We have done alought of this to make up for it we go time and materials not many doing it so just be picky in who you bid to.besides you need to figure in that not just any employee is suited for this so find that right had man or woman thats up to the task and pay them double when on construction cleaning. If you don't already have one get a 6 gall or larger hipa vac and keep some one on it from day one.Also Micro fiber yes a bit costly but well worth it.don't give in so soon you have a niche that many cant handle good luck .if their ever in Maine bid it out right and we will give you a hand in knocking it out. Ive never used propane equipment before but seems the torque is what helps like with gas concrete finishing trowels even with the belt reduction the more important control is throttle speed guessing for your dollar its going to work out for you. just play around with the throttle control the next couple of jobs you do and it sounds with time the machine may teach you some new tricks like power trowels have for us.

start with a web site using post cards has worked for us you can use the USPS web site to make post cards and search mail lists and have them directly mail them to the business for you go to your local post office and ask to speak to the post master they can show you their web site and how to use it search around on ijcsa to see what others are doing www.vistaprint.com has helped us with post cards as well as business cards

I to have come to the conclusion that sq ft bidding is unrealistic figure out the least you can work for include your time materials gas taxes insurance equipment used on the contract then walk the job to figure how long it will take you to complete . medical accounts take longer to perform right so add for the extra time the estimate you gave them would get them 5 days of service with most of us. figuring your bottom line will take all the guess work out of bidding then if your proposed client wants a sq ft bid take your hourly rate and convert it for them.so for instance if you need say 19.70 per hr then convert it back to sq ft by the thousand a 2000 sq ft area would take approx 1 hr in medical buildings where they need special atention use 1500 sq per hr hope this helps

we sub out to hood cleaning company's check with your town office and local fire dep to see if you need a cert in most towns you do if so just add in the price to sub it out but id have to say most restraint chains have to prove to the town codes enforcer that they are in compliance to the fire codes and have this done by a hood co hoods have fire suppression systems in them that you do need certs to clean

I gues maybe my wording of this post was harsh with the intent to strike up a colective thought.three months have pased sence the original post.we now sub for two franchises both of them are very helpfull in daly operations and we are looking forward to a lasting comitment to them and thier clients.my frustration was from walking in blind as i stated a costly mistake on my part.we now stand our ground on bidding to ensure a profit.

After 26 years in the building trades we put together a business plan and have a small following of clients.where things got crazy for us was our advertising.we where noticed by several franchises and now 2 of our largest accounts are in a national franchise agreement with us being the subs.don't take me wrong we desperately needed there revenue but through the hole process we are preforming our largest building for less than .09 per square foot Yes we went in blind glad just to have the work.Just hoping to warn others of what can happen when your not in control of the bidding process. to start the franchise is only concerned in selling the contract promising that the corporate office has your best interest ...not.secondly in most states you are entering into an open bid process witch will include a walk through and a set time to meet with the managing officers of the building lastly if bidding on a Square foot conveyance please make sure you personally do the math walk out the building to see if the client them selves have been honest in their needs assessment and the actual size of the building don't go in blind it will ruin your credibility and your profits that we all know truly are not that spectacular to begin with we started out biding and sining for .17 per sq ft and because we went in blind thinking we were servicing 6,720 sq ft now realizing its a 12,000 plus sq ft building with a 1 year contract please please be cautious of third party agreements stick to your biding styles and you will do OK.
Now the question to all is you can turn this around with the client with your customer service and how they perceive the way you are meting the needs of their facility but how long would you settle for a contract thats only giving you a positive reference with no profit. need some feed back please.
