Commercial 1400 sq. ft 3 times a week or 12 times a month, I presume youll be doing it by yourself, if it is as basic as you state youll be done in roughly 1 hour-2 hours with drive time, my calculator tells me the going rate is $45.00 with suppies per visit or $540.00 a month, but being your first commercial , and it being a friend, maybe you will apply a discount. Hope this helped.

Thank you for inviting me to the forum. I'm new to the business also but I have a square foot estimating chart that says basicaslly charge .10 per sq. ft. as a base and add to it for extra bathrooms, etc. so your base would be $140 per cleaning. Elsie T&E Cleaning Pennsauken, NJ
PS congrats on your first commercial acct

I'm estimating the job to be $140 per cleaning. But I'm in NJ. Not sure if rates are different in different areas.

Oops! 3 times a week equils 12.9 times a month! You should calculate it as 13 times per month not 12.
3 times per week X 52 weeks per year = 156 cleanings per year / 12 months = 13 cleanings per month.
for five day a week cleaning: 5 times per week X 52 weeks per year = 260 cleanings per year / 12 months = 21.67 cleanings per month.

Thank Goodness! LOL! Ya, anything over 10,000 we would bid (have never gottenn one yet) by the square foot, less would be by time and other factors.
