I plan on starting my own janitorial business,but i have a few questions.If someone want's a 2000 sq ft office building done 5x aweek and i'm charging 10cents sq ft.That's $200.00 a month now, somebody else want's a office building done and they have 2000 sq ft also but they wan't it done 3x aweek do i still charge them $200.00 a month as well as the first office building.

I use an houly rate. Figure out how long it will take you to clean per hour. It will be more than 200 a month for sure

ads is right, figure your costs, and what you need to make per hour. Then figure out how long it will take to clean the building. If the building is very small come up with a minimum charge per visit. On some large accounts you can use a per sq foot method and the time method together to validate each other.

if you charge your customers by the sq ft always add extra $'s in to cover for transportation,supplies,rental fees and insurance etc.you will be surprise how important these things are.And a 2000 sq ft office building for $200 a month? NO WAY-You are underestimating Yourself that should be at least $425.00a month--you will burn fuel getting to and from the job 5 times a week that over $75 just for the fuel cost----and your supply cost per week will run $50 bucks---

Yes your sq foot charge should include all of your costs, including burden costs, so should your per hour charge, only you know what you need to make.

I think another part of what griffey was asking related to production rate. Now the building is small so maybe it does not make a huge difference in this case, but your production rate per day will be higher on the 5 day per week building - vs- it being done 3 days per week. This can also be used to sell a client on adding cleaning days.
an example would be a 10000 sq ft office. done daily may produce a production rate of say 4000 sq ft per hour. So like others have said you divide that out multiply it by your hourly rate & now you have a daily rate.
3 days per week your production rate may drop to 3000 sq ft per hour. use same formula & you can see what I am saying.

hi the best rate I think to charge is .13 cents a sq. ft. plus labor this should cover insurance , gas , etc may be more of what u charge .10 per sq. ft . but will help u in the future and pocket change to. email me back and see how this works for u mfloresclean@yahoo.com

if you charge a 1.50 a sq foot that should take care of all costs for regular janitorial services
