We do 5 different building for the same client. Problem they are always having tenants move in or out. When a tenant moves out we get paid extra but when a new one moves in we usually find the offices a mess and have to haul away all of the moving crates and boxes. Now we get GREAT pay for doing the building and all year long they throw extra work at us with pay. But should we charge extra for cleaning up new the tenants move in. Would it be proper to contact the tenant or the owners of the buildings or should we just leave it alone.
I forgot about twice a month this happens.

I think you sound happy, I would leave it alone for a while. We were in the same situation once, what we did was after we first prepared a office for move in and it was clean waiting for a new arrival. We left a welcome package which included 3 large contractors garbage bags. A welcome note describing how the office is cleaned, what they can expect from the service, included in the letter was a (p.s. we know the moving process is not easy and usually un-organized to make sure our cleaners do not discard a valuable item please place all trash to be removed in large garbage bags provided.) You will problay want to run this by the owner of the property, its good to put in this welcome letter what services you provide, and services the tenant can purchase on their own. Most landlords will go for this. This gives them a way to diversify the cost of upkeep. You can also tell him/her you were confused with the last move-in not knowing what to throw away, and what to keep.
