Hello!
I have begun a residential cleaning company with another friend 2 years ago. We have about 11 clients we service every month. We gross about $3,000 a month to give you an idea of our size. We charge by the "job" but I price it at around $25.00/hour/person.
Anyway, a friend of mine has asked me to give him a quote on a new nursing home that his company is building. It has 40,000 sq feet. I am not sure how to quote a price for him. Do I quote by sq. feet. I have seen between 17 cents and 25 cents on the posts. I came up with $10,000 which seems high but it's alot of feet to cover! Maybe it's not high enough
Would that price include windows, buffing VCT floors, etc?..This would be a huge job for us and we'd have to hire help, but I think we'd have 3 weeks to do the job.
I am just looking for good counsel on quoting it realistically and thought I'd turn to the seasoned professionals!

what exactly are you bidding on? regular cleaning floor work? also, what is the freqency of the services you are providing?

I have seen a number of recommendations for pricing by the square foot. This is a practice I do not adhere to and I've been in this business since 1988. Pricing per square foot does not take into account density, complexity of the job or other variable factors. Simple business problem, Calculate your man hours, (include applicable employee expenses like insurance, company contribution for workmen's comp etc., )materials, and determine the profit margin you want. As a very general rule, materials etc. at about 15 % of your total man hours. Therefore labour + materials + profit =price you quote. If you have to give them a price per square foot do this first and then work backwards. Most institutions want a variable rate for occupied/cleanable space and a fixed cost for common area. My two cents worth.

This is a one time deal. It's a new nursing home affiliated with my church. We will not continue to buff the floors.
I do however, have other clients that could really use their VCT refinished. , again, since I've never done this I don't know how to price a job other than sq foot. I am getting quotes on the floors for a subcontractor whos done the work but only as part of his regular maintanence job.
