Hello,
I am new in this business. I am currently cleaning houses, and would like to start cleaning offices. .The problem that i am having is that i do not know where to start to look for office cleaning contracts or commercial contracts. I have tried the cold calling but that seems to get me know where.
If anyone knows please let me know

How about looking on every corner of every business district. I hear that the corner businesses are better for the cleaning contracts. A buddy of mine in California swears that the cleaning contracts are available at every 4th building from the main intersection of every busy down. Thats where he stakes his claim first.
In Florida they are striking the cleaning contracts on the highway close to the business districts. It was reported from the UK that the cleaning contracts can be found very close to the businesses that are close to a residential base of customers.
Now where do you start digging up some cleaning contracts? You posted start to look for contracts how about contracts finding you. You have to inform your business community that you are ready to have that contract and do well with it. It starts with marketing your business, advertising your business, cold calling your business, sending letters to possible business, going on walk-thru`s of potential businesses you want to maintain. I think many new services do not understand the building of a marketing and advertising program to get cleaning contracts. Many think the cleaning contracts are falling from trees. Now the cleaning contract is out there to be found and is no different than finding GOLD.
A couple things to remember about cleaning contracts...
1- Either a building has their staff cleaning right now and your service can save them time, hassle or money, you can provide a better quality and you have equipment and training they do not have to perform the job.
2- They currently have a service, (might be a friend or family member) but you can provide them with better service and can save them time, hassle or money.
3-They have never had a service because the owner does everything himself/herself but you still can save them time, hassle and money.
4-Even if they do not need any type of service, because the magic cleaning fairy takes care of things. You still have a service they will eventually need because I never met the magic cleaning fairy that does floors or carpets very well.
Now mind you, I have known IJCSA members that have landed cleaning contracts the very first day there listing went up. Lightning does strike in this business all the time. Members are finding gold daily. For the long haul though you want to develop your program of....
How customers are going to find you and learn more about your company.
What is unique about your service, that sets you apart from the competition?
What service you can offer to do-it-yourself owners
Please remember that every cleaning contract is not huge. Gold nuggets come in a variety of sizes. Cleaning contracts, (maintenance contracts) come in all sizes and forms too.. It could be a $10 a month window washing, maybe a $120 month carpet cleaning, it may be a 1.5 million dollar a month deal.
Also: You posted you are doing residential now. Where do your customers work? do they own a business? Ask them if you can clean their business, or who do you talk to about cleaning where they work.
There are cleaning contracts out their though, the gold rush is not over. Many old miners are leaving lots of gold behind for the taking. Stake you claim today!

I am new to the business as well. I currently have a job I work durring the day, but i am looking to get some cleaning contracts for the evening. I will go full time one I have established some business to sustain my current income. Question is in reading your response where does one advertise their service that will be seen by those who make the decision for the business? I mean just putting an add in the paper does not neccessarily mean that business owners will see it. What medium has the best chance of being seen by business owners, and company presidents/managers etc?

I think the Yellow Pages are the best place. Where do you look when you want to find a service or a business?
