Had a client "leave a note" ( drives me crazy , when they know how to use portal ) anyway,
about some carpet spotting that "needed" to be done. Looks like greasy footprints on new carpet.
My question: How do you all price this for your daily clients. We took care of something like this for this client in the past but it was a couple of small spots & I was going there to buff anyway, but this sounds wide spread.
I do not have this spelled out in my bid. I assumed to just charge her hourly for my time since I can not really charge her by sq ft. When we have been asked to include carpet spotting in the past, I have explained to the prospective client that I can add 15 min per cleaning for spotting, but that is the limit of my experience.

Pircing for spot cleaning is tricky. It depends on types of spots and how many. You could have a minimum charge of say $25.00 to use spot cleaning machine and up to a maximum charge if you so desire. If this is a new carpet , I am sure they paid well for it and probably want mind at all to pay you to make it all look new again. You need to address these possibilities up front with clients so when they leave those notes they know it is going to cost them extra.

I'm not much help either Brian, spot cleaning is included in most of our commercial contracts, we usually go in monthly or semi monthlu and do all the spots at once. I might suggest going in on an hourly rate this time, and then decide whether you want to use it as an upsell on your contract price. Another tack we use, gain the loyalty of the client, this is an added value item that only we provide for you. Sorry.

Brian, we have spotters in all the accounts, and along with that they take care of spotting daily. Great information from Bill, Use it as a upsell or benefit to your customers that all accounts are equipped with a spotter. Also schedule a time with an employee the building manager decides on to handle random coffee spills etc.. in between cleans. You should always express to your customers that the flooring and carpet are the largest investment they make in their building, and should receive the most care. Brian: to follow up on what Kevin said, it is a tremendous help if they did have a person to respond to spills. Just applying soda water to it and sopping up all the excess moisture makes your job easier. We all know that the biggest problem is, in most commercial settings, the carpet is laid right over the concrete. When they have a spill, the moisture goes through, dries on the concrete and then whenever you clean the carpet , the moisture activates the stain and it wicks back up through the carpet fibres.

We include pricing for carpet cleaning, buffing, stripping & window washing in the original bid. Just never spotting. I will look into the spotter kits, I like the idea thanks.
Bill, we have done well handling the wicking problem with a product called spin vac. This is the same product we use to encap.I followed link & looked at powr-flite spotter $500 Kevin you place one in every acct???

Yes, They are not all the Powr-Flites though, used spotters, and extractors also. When we move into an account we place as much chemicals and equipment as possible into each, as the office has no storage. The new office will have lots of storage so that much of the unused equipment can come home. Some of the accounts have 2 floor machines in there just so they have a place to be. You should see the look on the the customers faces. It really gives a good impression on us also, seriously commited to maintaining their building.
