Hey everyone, There is a gentleman in need of some help with a commercial bid. I sent him a link to the Association so hopefully will see him here where he can get as much help as needed I dont know much about commercial so maybe someone can help the two of us out and I can learn as well. Here is what he has asked so far.... Bldg has 14 offices, 2 bathrooms, 1 lobby small kitchen Client will supply all cleaning supplies. Dusting, vaccuming, clean kitchen, and bathrooms. Linda: Here for starters is a perfect example of how you can get burned on commercial contracts. Don't forget that commercial margins are usually much less than residential so you have to be specific on what your specifications are. Does general cleaning include moving stuff on the desks, cleaning the keys on the computer keyboard, dusting air diffusers, wiping down partitions,disinfecting walls in bathroom, once a year steam cleaning of cloth partitions, cleaning baseboards, what about blinds? You get the idea. If these areas are not coverred in your specs, or I should say, the exact things to be done coverred in your specs, then I guarantee you will run into the same " can you do this for us, I'm sure it won't take long" that you do in residential. However, in commercial the competitive nature makes the margins thinner so you have to be very strict on what you do on a regualr basis to maintain your profit.

Linda you may want to invest in software that gives you an accurate estimate down to the cent. it's worth it and will prevent you from being underpaid for your project..,

Ill be the first to say it, though some might want to hang me from the rafters. There is no bidding software that can take into account every aspect of our business to the exact cent.
maybe I`m wrong what software are you using?

There are many "workloading" software packages out there from 100.00 to 10,000.00 dollars. I have tried a number of them, and believe that they don't necesarily apply to the janitorial trade. There a too many variables involved and variations in specifications for any software to take into account. As well, they may tend to use ISSA specs for productivity which are based on averages and may not necessarily apply to your situation. My belief anyway. Bill
