I just got a referral to do good year stores here in town. I dont know how many yet. I'm lost. Its been so long since I did a comm estimate. My focus has been residential lately but i dont wanna miss out on a blessing. From what I understand they want floors plus general cleaning. What sounds best:
Option #1
Sub the whole job. If I do this, how would it work? How would I work the split I need a refresher course. Would I do the estimate and then offer the sub a percentage?
Option #2
Try to go buy commercial equipment and hire people myself. Still subbing the floorwork,
I dont know how to bid floor work. I do know the floor and general cleaning is seperate. Any advice? Multiple buildings?

Maintaining floors is fairly easy. I would suggest that you sub out the strip and finish but hang around while they do it and see if it is something you might want to tackle someday. The first store account I got was a mop and buff weekly. It took one hour. I charged $25 a time and bought an electric buffer on payments of $100 a month. That was over 20 years ago. All other accounts I got then was profit. We charge about a dollar a minute on small stores such as this now. But we use propane buffers which are much much faster than electric. We get about $30 an hour for mop and buff with electric buffer. We only have two accounts where we still use electric. To maintain you simply sweep, mop and get up what black marks you can , buff with high speed electric buffer with white pad and then sweep again.Use a neutral cleaner in your mop solution. To remove black marks just put a few strands of the mop under the toe of your shoe and rub. Sometimes we also use a floor scraper to remove gum or hard to get up black marks. Also we charge more if not done every week. Example $30 a week; $40 time every two weeks or $50 if done once a month. Explain that the floor will look better and be easier to clean if you do it weekly. Hope that helps a little. Dan
