Hi everyone,
Could someone give me some good advise on how to clean ceiling tiles. I have a client who has asked about cleaning tiles around the vents in the ceiling. Looking at them there is almost a black soot that has built up on them. He was given a name of a company that specializes in this, but they will only do the entire office which is roughly 5000 sq ft. He is afraid that this could become extremely expensive. Because he is my client, I would like to try and help and of course be paid for the additional cleaning. If you have any thoughts or adivse, I would be willing to listen. Thanks for the help!

First, vacuum the ceiling tile and vent. Pull the vacuum brush toward the vent. The dust is blowed into the pores from that direction so you want to vacuum to suck the opposite way the dust/debri entered. Then you have two options. You can use a chem sponge to remove carbon (black) or you can try a chemical we get from ICWC. It is enzymes and peroxide. You spray it onto acustical tile or solid tiles. On acoustical you just blot it off or simply let it dry. On solid tiles you wipe off with sponge. This also works well on the vents. We usually charge around $5 for a regular vent ; .25 square foot for acoustical tile, and .40 for solid tiles. I would say just spot cleaning around the vents would be about $7 each. It doesn't take long. This chemical will run you around $20 for a ready to use mix. Once you mix solution with the activator it has about a 5 day shelf life. You could do appoximately 600 sq foot to a gallon. If you do have to use chem sponges the cost will be about double.Hope that helps.
