I have a bid for a building that is 19,000 square feet cleaned 5x's per week. There is a 9,000 square foot medical clinic and 10,000 square feet on 2 floors that is common area ( 4 2 stall restrooms, stairs, and 2 elevators) I need to bid this as well as I can because it could lead to a ton of more work down the road with this property management company. Just wondering where you all would come in at on this bid. Thanks

I'm not the greatest at bidding commercial,but i will give it a shot. Never gave a bid on a building that big either.
I am guessing maybe 6 man hours per night. Price being around maybe $2400-2600 per month.

Assuming the area is not too dense and it is in half way condition, I would bid around $25,480 per year. That's $490.00 per week. $390.00 per week would take care of all your expenses including workmans comp. and enenjoyment insurance...lol That would leave you with a nice 100.00 per week in profit. Not too much and not too little. I would think two experienced cleaners could do it in three hours, MAX. That's six hours per day you're paying out. 30 man hours per week. This is without seeing it and does not include ANY specialty cleaning i.e. carpet cleaning and floor maintenance programs. You could raise your profit from this account nicely when adding in specialty services. Hope this helps.

Jeff,
Tell me more about the common area, floorwork (any office space) also the property management company. Is this a subcontract agreement that you will be engaging in working for the management company? as it makes a great difference in price as you need to add in what you think their profit is on the account so it is all fair. (when dealing with property management companies I like to get everything on the table first if possible ie: What are you looking to pay out a month? budget, payment schedule) believe me they already know what they are going to pay out, sometime it just goes faster to say "What is the monthly budget for the cleaning?" and "What price do you need? What price, so we both can make some money?" At this point also you can let them know your prices for carpet cleaning, floor work, window washing at a sq. ft price or service price. So then they can mark up your price and continue to make money off your services.
You want them to know that you are a team player, a team player for life. A scratch for a scratch as they say.

Common area is on 2 floors. Each with 2, 2 stall restrooms. And 2 elevators. One stairwell also. Other then that the common areas are mainly open space with ceramic tile. All floor and carpet work would be an extra charge above normal cleaning costs. The property management company is the biggest in town and yes we would work for them. That is why I want to bid as well as possible to hopefully land more work down the road. Thanks for your help!
