I have an upcoming Quick Quote for a 50,000 square building. The company requires a minimum of two workers and one supervisor. The building has classrooms, offices, restrooms, library, stairs, and a basement level. The positions are all full time/ day positions. The work is done 5 days a week. The company provides all the cleaning supplies. We are in VA and are unsure of how to charge for labor and any overhead. Any advice would be greatly appreciated.

I'll give this a quick shot, even though my figures won't mean anything since I operate in Ontario. Okay, 2 workers x 8 hours per day=16 man hours x applicable rate (you know what you have to pay in your area for good people) = labour expense plus any employer expenses you are required to remit. One supervisor x 8 hours per day = 8 man hours x applicable rate plus any employer expenses you are required to remit. Add on any material costs that you are required to supply, no matter how trivial . Total all these expenses for a weekly basis and x 52 weeks divide by 12 to give you your monthly overhead. Now decided on what profit you want to make on this job, ie 20% net profit , 30% etc. , if you have no idea what percentage then try different percentages until you arrive at a figure that you feel makes it worthwhile for the effort of managing this building. As long as you cover your overhead , profit after that is yours to decide (considering all the detailed stuff like amortization cost for necessary equipment, depreciation , interest costs etc.) But for now, keep it simple , cover your overhead, make a good profit and move on from there. You can now come up with a valid reasonable figure to quote for this building and try to upsell add ins like carpet, floors, indoor air quality etc., etc.
