I need some help.....I am bidding on a gym to clean just the Locker rooms....
Men's locker room has....... 2 showers 1 urinal 1 toilet 2 sinks 2 benches mop floors
Women's locker room has...... 2 showers 2 toilet 2 sinks 2 benches mop floors
They want this cleaned every day from 8-10 pm exept sat sun...... The owner said it will only take a hour
How do I charge this....... I was thinking 80 dollars a night.... Please let me know

Joseph: I'd want more info, do they have hard or soft water, is there mineral deposits on the shower?, are they expecting ceramic on wall to be cleaned and polished? Do they want the showers disinfected , then cleaned and polished? If this is the specs in entirety, come in clean and run then maybe an hour but I imagine there is more to it than that. Paper dispensers, empty hygenic items, etc.. The showers are the biggest time eater but anyway, to just wipe them down and the rest your price seems alright.

That job fell through but I have couple more questions. We are bidding a couple big jobs 142,000 sq ft Hotel and 248,000 sq ft Hotel. My question is how do you bid something like this. Is it the same as a 5,000 or 25,000 sq ft job? Or do the contractors think if should be a low price because its a big job..... Second Question We just started getting into Janitorial Cleaning and don't know how to bid. Do you bid by the hour or by the job. We bid a couple of them but we were way off (to high). Joseph: If you are new to the business, I wouldn't recommend you bid on jobs this size, however, yes the "price per sq. ft" will be lower. If you have read a number of my previous posts, I DO NOT recommend the price per sq. ft. for discussion purposes. You need to go through the procedure of figuring out your expenses, materials and profit margins and then working back to quote a price per sq. ft. Given I have said that, large jobs like you are discussing will probably be tendered to a number of contractors, who may or may not have other buildings with the same developer. Therefore, we'll assume that they are doing 5 million sq. ft. for the one developer and on that volume they are making let's say 3% net profit margin . That is a lot more money than a 3% profit margin on 246 sq.ft. Bottom line , if you are in competition with them, you will need to make more than 3 % net profit to make it profitable for you while they are happy to make that amount on this part of their large portfolio. Economies of scale.
