i do my fair share of apartment moveouts for a property management company. i normally charge about 200.00 per property it takes two people about 4 hrs. chemicals are included in all jobs and i bid everything out usually. i rarely charge for time and materials.

I'll be meeting with a property owner of serveral apt. bldgs, I believe he will want me to clean all his vacancies and also maintain the entrance ways of his bldg's, what should I charge for those services? Should I charge $200 per apartment, or come up with a flat monthly rate?

You should charge a flat rate per apartment. The hallways should be written up as a monthly deal. Then the inclusion of the apartments at a determined price. It would be nice in your agreement if you can get the property manager to commit to a certain amount of apartments monthly example 17 apartments monthly at $85.00, for a total of $1445.00 Then you include the hallway prices into this agreement. You could also then specify that every apartment over your agreed upon amount is performed per request by signed work order. To increase the potential of sale you could give a discount. The property manager pays for a block of apartment cleanings..lets say 17, then all apartments after 17 are discounted.

i got a call from a realty management group about apt bldgs. my bid was 1bd/$75, 2bd/$85, 3bd/$95. Those are competitive rates here (i checked). At the bottom of my agreement it states that the price is subject change due to the unexpected or extra work. I told him those wer base prices and changes would be made upon walkthrough, which sounds reasonable to me. he says he would like details on what calls for increase and increments of increases because he seems to have a problem with walkthroughs, due to the fact it would take to long to due a walkthrough for each unit. i need sum guidelines if possible. can someone e-mail me a apt proposals so i can compare mine?

Trina Please don't take this wrong but the way you have quoted your ad it sounds like you are too desperate for work. Also, you go from saying "I" to "We". I think it is always better to say we instead of I. You have a very nice website and you should ad your url to the ad so clients can find out what you have to offer. Patti
