I see most people charg a min. of $200. For 3000 sq ft move-n, what would u charge. at what point should I increase the price. I feel kinda stupid cuz I way under bid on the move-in for tommorrow.
Example: <1700=$200 and so on. How does it work?
Also theres a lady I do a bi-weekly bid for in the morning. 3000sqft 4bed 3baths. Quite a bit of travel time 30-45mins. Financially well-off area of town. I plan on bringing two people in. Any suggestions?

I'm glad you asked this - I will defer a charge suggestion to the more experienced members here. I'm new myself and in the same boat. Last night I got a new customer, and this is a full fledged maintenance contract on some rental properties! A move out is on the schedule, currently mid-February. That will include HWE carpet cleaning and ScotchGaurd, but that I think I can factor in ok.

I won't be of much help as we try to stick mostly to commercial and industrial with a little residential thrown in. However, On a move out, would you not want to see every job before you bid it? The difference of a home that has be kept pristine or one with gum on the hardwood, stains on the walls and soap scum in the bathtub . As we are from Ontario, the prices wouldn't be applicable. Maybe a little help?

You definately wanna see the property before you make any decisions on price. I start all my move-outs at $150 and up ,unless its an apt. move-out. Most Apt. complex's want a set price per 1 bd, 2bd, 3bd etc.... I am usually in a home no less than 4- 5 hours doing a move-out deep clean. I cleaned a 900sqft home for $150, and the next month had another home that was around 1000sqft that i wouldn't touch for under $250. It just depends on the condition of the home,if there's anything to trash-out (trash and hauling fees), and what all the property owner wants done. I only do cleaning and also lawn mowing. I don't do any repairs or carpet cleaning. And always wear protective gear. Gloves, masks,etc..... Some of the homes i've cleaned are mouse and rodent infested. I don't want to get the Haunta Virus or any other disease. Plus you never know what kinda people lived there or what they had or did. You want to be careful and watch out for syringes or anything that might poke you. You can never be too careful.
I try to figure up how long i feel it would take me to clean the home x my hourly rate ,plus any supplies,hauling/trash-out fees, etc....

I am doing a move/out this next week. It is for a builder I do work for. I am not worried because I know these people. BUT... I never thought about mice poop, rodents, and other diseases. I use a cleaner that kills almost everything and it is not too expensive. It is called consume equalizer it even kills the HIV virus. My husband is the director of custodial services for our school district and that is what they use. I will keep this in mind, and I thank we will spray down our bathrooms and let it work for a while before we clean. The mask and gloves, great advice thanks! Janice

The Hanta virus is deadly. Its a disease transmitted by infected rodents through urine, droppings, and saliva. Humans can contract the disease when they breathe in the aerosolized virus. Its bad stuff. I cleaned a repo. home back in May and it was so filled with mice, when we opened drawers to clean them, they was jumping out at us. I was freaked out.lol We had full suits,masks, and gloves on. Ya never know whats in these dirty homes and i sure don't wanna find out .

Our move out prices start at 175.00 with windows, inside oven and refrigerator extra. All move out cleanings are different. I gave an estimate on one yesterday (a rental property) that was so bad I priced it at 350.00 (and its a very small place) and if we do it we will have to wear gloves the entire time. There were 2 alcoholics that lived there and it is one of the worst I have seen. Patti
