The goal of stripping and waxing floors is to remove old wax (finish) and apply new finish (wax) This is an example based on 1000 sq. ft.
Equipment needed
1- Floor Machine
1- Black Pad used for stripping
1-Gallon of Commercial Grade Stripper
1-Gallon of commercial Sealer
1- Gallon of Commercial Grade Finish (wax)
1-Edging Pad
1- Mop Bucket wringer system
1-Mop Pole
1-Cotton Mop head
2-Rayon Mop head
1-Garbage Bag
1-Broom and Dustpan
1-Towel or roll of paper towels
Recommended add ons
1-Wet Vac squeegee system
1-Doodlebug-Example use link www.hillas.com/Adwards.asp?Item=24367
1-Pair of protective goggles
1-Pair of gloves
Step 1
Unload your equipment and tools to a designated area, usually best an area that will not be receiving floor work.
Step 2
Observe your area for anything on the floor that can be moved, lifted or replaced place in another area. You do not want any obstructions, or things that can easily be placed on a counter etc... to prevent you from fully completing the job.
Sweep the floor, place loose debris in garbage bag.
Step 3
Place on your safety goggles and gloves Prepare your stripper solution 1 gallon of stripper to 4 parts hot water and liberally coat the entire area, unwrap your cotton mop-head and attach to mop-head (please note at this time the floor becomes very slippery) Personal note I like to take the black circle from the middle of the black floor pad and place this directly under my foot. (There are also shoes that fit this function available for order at most janitorial supply stores)
Step 4
Wait roughly 5-10 minutes allow the chemical to start working. During this time prepare your floor machine for use.
-Make sure driver pad is correctly on, and you pad is centered.
-Inspect cord for any slices or electrical safety hazards
Step 5
Begin using your floor machine to strip the old finish off start in an area farthest away from your designated supply spot, move roughly at 20x10 feet increments. Scrub the area thoroughly stay on a designated track not missing any tile. If you see discoloration keep on scrubbing to the designated color of tile.
Stop with the floor machine and use your edging pad to get all areas surrounding walls and displays. Mop up the entire area (at this point the wet/vac comes in handy. If you have a wet vac, vacuum up all of the area)
Keep moving back completing section by section.
Step 6
Wash out your mop-head two to three times in cold water. Prepare a bucket of cold water, perform a rinse of the area, lightly mopping. At this point double check your work to insure that all former finish was removed. If you should see a small spot that you have missed you can easily use your doodlebug to get this area.
Step 7
Prepare for sealing, make sure you mop bucket is dry and free of debris. Add sealer to mop bucket. Apply a rayon mop-head to your pole. Use only half a gallon of sealer to start with. You can always add more if needed. Starting at the farthest point apply the sealer thinly (remember thin to win) Make sure to get edges real well. Wait 15 minutes, insure the chemical applied is dry, then apply a 2nd coat exactly the same way. Wait 15 minutes, Insure the area is evenly covered, no bare, spots and dry.
Step 8
Prepare for the finish application, discard remaining sealer in bucket, Change and place another rayon mop-head on pole. make sure mop bucket is dry and free of debris. Insert a half a gallon of finish. Once again starting at the farthest point from your designated area apply finish evenly and thin. (For a greater shine and uniformity use a swivel 8 pattern with your mop-head movement.) Remember Thin to Win= Greater shine and faster drying times. Wait 15 minutes make sure coat that you applied is dry and reapply another coat the same way as described above. At this point examine your work, are there any bare spots or dry spots, if so reapply a third coat to the entire area.
Step 8
Clean up your designated area, make sure to leave the customer no debris, make sure all your equipment is dry and free of debris. Do not leave the extra sealer or finish behind (you don't want an employee adding this to their mop water) Clean up and place all discarded items in garbage bag. Replace items back to designated areas. (DO NOT DRAG ITEMS ON FLOOR) Nothing heavy should be slided.
Step 9 Secrets of the PROS
-Very rarely is a second rayon mop used for finish the one for sealer is dried best as possible and used for finish.
-Very rarely is this finish mop-head discarded. It is usually kept in a closed garbage bag or air tight container.
- Black pad is saved, and flipped over for another job
-Many Floor professionals have extra stripper and finish with them in case they come across a trouble floor.
-Many will apply only one even coat of sealer, then three coats of wax.
Summary
Using this example the cost of supplies will be an average of $48.00 if you should already have the basics such as a Floor Machine, Safety equipment, Mop bucket, Pole, Broom Dustpan Etc.
Based on average prices determined from this board the bidding of this job can be $250-$350 dollars depending on floor condition.
The average time it should take to complete this job is 3-4 hours depending on experience and condition of floor.
