Luis, local sub contractor is selling his new 4 grocery stores flooring service to us for personal reason. These stores requires daily scrubbing and stripping and waxing semi-annually for 1. 11,039 sqft, 2. 2,823 sqft., 3. 10,362 sqft., 4 5,108 sqft., totalling 29,332 sqft. He try to sell this contract that is one year contract and can be extended with the owner.
Luis already charged .5 per sqft for scrubbing and .25 for stripping and waxing flat fee. However, Luis is asking for sale this contract receiving one month payment from the store owner, the buyer. Also Luis can neogotiate this offer. I would like to listen what other people has to say. Thank you for your input in advance.

Whenever a third party is involved, a third party holding the money I have issues. Sure sounds like a good deal. What happens if they cancel on you. Does Luis have the grocery store chain in a solid ironclad contract with no loopholes? I would surely get your attorney on the same page to review the finest of details. I would just propose to Luis and the grocery owner that you will be doing the floorwork, you recieve payment from the owner, in turn you pay Luis a commision price you both can agree on monthly over the course of how long you hold the contract.

I'm not sure I understand what you're saying the store owner's involvement is, but he should not be involved with any money transaction between you and the seller. His only involvement would probably be regarding the contract.
This does sound like a good deal but you must have some kind of written agreement and some kind of protection against losing the account with the customer. As Kevin said, you should get your attorney involved unless you want to take the risk...

We used to do stores around here with a "management" company involved on top of the franchise we "paid" for being apart of it was hard on our bottom line and alot of time dealing with middle men , not quite the same as what you are talking about but the more people you have involved the harder it seems to be to get paid and keep clients happy
