We cleaned a property management move out about a week ago. We used our Powr-Flite heated extractor with Powr-Xtract as spotter and OxyClean as solution. This combo has worked great so far.... OK, the carpet in question is only 9 months old, a very light beige, and CHEAP. It had never been cleaned. Less than a week after cleaning spots appeared on the carpet that WERE NOT THERE before we cleaned it appeared. Is it possible that the landlord laid cheap carpet over the old pad and our machine actually pulled the stains up from it to the carpet? Has this ever happened to anyone else? I am perplexed!

We have a Powr-Flite heated upright extractor w/wand. There are so many cleaning & spotting agents/chemicals out there it is quite confusing. I know we need an all purpose agent and spotter, but what else is needed? What about those hard to get out spots like, ink, red (wine, kool-ade, punch), chewing gum, tar, grease, coffee? Remember, we are still small and can not afford to buy in bulk. BTW, what is meant by "5th generation" carpet? Oh, how would you handle a white wool carpet or a authentic indian made large area rug of unknown fabric/pile? I know someone on this forum has answers for me ;D

I have the Bissell small upright. Don't remember where I purchased or how much. Bought it for home use and is only effective if you catch the spot immediately. I had the bigger model before and was not very durrable. I believe they make them to break so you have to order parts to repair. Bissell vacuums are the same way. Would never use in my business. The Powr-Flite Upright Heated Extractor we purchased a month ago is fantastic! We do have a bit of a problem when using the heater though. In the mobile and older homes it is hard to find outlets on 2 seperate circuts, so keep tripping breakers! Other than that it works great, is easy to transport and use. Customer service is great too. Bought it Online on a Saturday, service agent called to confirm order Monday, and it was delivered by Wednesday! WOW! One of the best equipment investments Crowz has ever made.

I remember peel & stick carpet as far back as 25 years. My father tried laying it on the old asphalt tile in one of our bathrooms. Came up in about a month. Ugly colors tool Looked like Austin Powers carpet! It didn't catch on very well then and now has made a come back. I hope the quality has improved! Back in 1986 I took up the asphalt tile and did peel & stick Armstrong Solarian No-Wax tile in the entry way of that old house. It lasted until my brother re-did it in stone 12x12's last year. Not bad, eh?

OxiClean here. But I might try adding the vinegar or perhaps pre-treating spots with it. NEVER rent a machine! They have always left my carpets sopping and gross.... don't think routine maintenance is done on them. Always had my own Bissell for my residence.

We priced on the internet before we purchased our machine. We bought direct from Powr-Flite, but not truck mounted. Got our heated extractor within 3 days of order! Yes, it is already in use... love it too! Here is their URL so you can check direct prices: www.powr-flite.com

We will be traveling to Havasu City tomorrow to (hopefully) purchase a PowerFlight portable carpet cleaner/extractor. Don't know which is best, but cost, availability of supplies, warranty, etc., look best for this product on the Internet investigating I have done.

3300 square foot home with private access to golf course, two stories lots of windows and furniture. They want estimate for move in clean and biweekly cleaning? Any price suggestions. We do a weekly that size for $90., one story, no pets, very clean clients. Takes 2 people 3 hours to clean and they are thrilled with our work. We would charge $300 easily considering furniture and stairs alone. Have you given it a look-see? We always do a visual on move out. hello i am new to this site my name is misty and i live in thomasville nc i clean homes and my business is called sparkle and shine cleaning my mother helps me clean and i pay her half of the amount i charge and she helps me pay half for everything like cleaning supplies and advertizing ect. i know alot of people dont charge by the room but i do and thats how i want to keep doing it but what is a fair price i should charge for each room? for a basic cleaning that is done on a regular basics To be honest with you Misty, you should be charging either by the hour or by the individual job. Just more professional that way. The only thing we charge 'by the room/area' for is carpet cleaning (heat extraction). BTW, WELCOME to the IJCSA Forum! Just beware of how nasty rentals can get. In my experience, and from talking to Realtors and others, rentals are probably the worst kind of properties because occupants do not care how dirty or filthy their unit gets since they do not own it. I did an apartment as my first clean and it was a 1 bed, 1 bath and I only had to do the kitchen, living room, & bath and it didn't get finished. I spent almost 4 hours of my time in the tiny kitchen. It was smelly beyond belief (I almost threw up from the smell) and just plain nasty everywhere. I also underbid myself by at least $100. I charged the girl $50 for the whole deal and am now switched to $20 per hour on any cleaning. I would go in to more detail of how horrible that place was, but it might make readers sick. All rentals won't be like that, but I am sure many will be. Good luck and I hope you get the bid! Ahhh yes.... the early lessons we learn the hard way! Been there, done that!!! These are our set rules for property management/turn-overs: 1. No matter the size or location all start at $200.00 2. Ovens are $25 to $50 added 3. $25 added for inside fridge if really bad 4. Carpet cleaning is added charge by room or sq. ft. 5. ALWAYS, ALWAYS, do a walk-through before you give an estimate!!!! Natalie

While reading some of Kevin's posts I swear I can see his face turning all shades of red, veins popping on his forehead, hair standing on end, smoke coming out of his ears..... LOLOLOL! You know I love ya Kevin! Don't feel bad about it G ;D Just keep posting! I have had clients like you describe. Have one currently who agreed to a list of tasks then started adding... I told her that we have a client after her and have no time, but would wash and oil all her cabinets on another day at an extra price. She agreed. Now she is getting sneaky.... followed my employee into the back bathroom while I was cleaning the kitchen and told her to do some tasks that were not outlined. When Leora told her she needed to check with me first, the woman told her that I said it was OK. I thought Leora was dragging butt that day and was ready to chew her out as we were leaving.... until she told me what had happened. She said she tried to get my attention just afterward, but I was totally focused and didn't notice. We were half an hour late to the next job. Not good. The client is out of town at this time and her aunt is house/babysitting. The aunt is soooo much cleaner and easy going..... Anyway, we will have a nice talk when she gets back from Phoenix!

Hello Again, I am wanting to find out if you all do windows when doing residential, or do you charge extra? Also, do you clean them every time you go back to do maintenance cleans? Thanks, Josie and Chris The only windows we do in residential & commercial cleaning are entry doors and "high profile" windows. All windows are done inside, outside, screens, tracks, and sills are done on property management turn-overs (move in/outs) & post construction.... same with pre-manufactured home set-ups except we do not clean outside windows..... and all is included in the price. Full window cleaning only is a separate service and we now sub it out to GlassMaster here in town. Just don't have the time anymore. When we did do windows we charged $3.00 per window (in, out, tracks, screens, sills) no matter the size. Oh, a "high profile" window is what we would consider a focal point in the home/office.... like the French doors leading to Bonnie's formal dining room..... or the kitchen window above the sink in Rita's kitchen that gets so gnarly..... pretty much any window that makes or breaks a room. Hope this helped!
